Is Late May the Best Time To List Your Tampa Bay House?

Hey Tampa Bay friends, Annie Rocks here. You may have seen the headlines: Realtor.com called April 12-18 the "best week" to list your house. And now that we're sitting in May with our iced coffees in hand, you might be thinking, did I miss my window?

Short answer: nope. Not even close.

Here in Tampa Bay, the spring selling window isn't a single week, it's a whole season. And right now? You're still very much in it.

The Spring Selling Window Is Still Wide Open

Different studies pick different best weeks each year, and that's actually good news. They use different research methods, different definitions of best, and they all keep landing on the same bigger truth: spring is prime selling season.

That goes double for us in Tampa Bay. Our spring market doesn't just attract local move-up buyers. It pulls in:

  • Out-of-state relocation buyers planning summer moves
  • Snowbirds deciding to make the Sunshine State their full-time home
  • Families racing to be settled before the new school year
  • Retirees who finally pulled the trigger on the Florida dream

Translation: the buyer pool right now is deep, motivated, and ready.

Why Late May Is the Sweet Spot

According to Zillow, the last two weeks of May are the actual best time to list your house this year, not April. And that's right around the corner.

Why? Because buyer demand peaks just before Memorial Day. Families want to close, move, and unpack before back-to-school chaos hits. More buyers shopping at once means more competition, and more competition means higher prices.

"Buyer demand typically peaks before Memorial Day. Families want to move during the summer and settle in before the new school year. More buyers shopping at once can spark competition and lift prices." - Zillow

And ATTOM Data backs it up. After analyzing nearly 52 million home sales over the last decade, they found May sellers consistently see some of the highest returns of the year. In Tampa Bay specifically, that can mean tens of thousands of extra dollars in the right neighborhood.

What You Should Be Doing Right Now

If you want to ride this wave, the next two weeks are go-time. Here's where I'd focus:

  • Boost the curb appeal: Pressure wash the driveway, refresh the mulch, swap out the front door hardware, and trim the palms. Tampa Bay buyers fall in love at the curb.
  • Tackle the small stuff: Touch-up paint, fresh caulk in the bathrooms, working light bulbs in every fixture. The little things photograph huge.
  • Deep clean and declutter: Especially kitchens, bathrooms, and the lanai. Buyers want to picture their life here, not yours.
  • Stage the outdoor spaces: Patios, pools, and lanais are Tampa Bay selling superpowers. Make them look like vacation.
  • Get pre-listing photos and video done early: Drone shots of your pool, water views, or community amenities are gold in this market.

The trick isn't doing more, it's doing the right things. That's exactly what I help my clients prioritize so we don't burn time or money on the wrong prep work.

What This Means for Tampa Bay Sellers

A few local realities worth keeping in mind:

  • Inventory is shifting: More homes are hitting the market across Pinellas, Hillsborough, and Pasco. Standing out matters more than it did a year ago.
  • Pricing strategy is everything: Overpriced homes sit. Smartly priced homes spark bidding wars. I'll pull the live comps for your specific neighborhood.
  • Hurricane season looms: Listing in May lets you go under contract and close before peak storm season starts impacting buyer urgency and insurance timelines.
  • Your home's story matters: Whether you're in St. Pete, Tampa, Odessa, Clearwater, or anywhere in between, the right marketing makes your listing pop.

Bottom Line

The Tampa Bay spring selling window is still wide open, and Zillow says the absolute sweet spot is just a few weeks away. The question isn't did I miss it. The question is, are you ready to make the most of it?

If you've been thinking about selling, now is the time to start the conversation. I'll walk your home, pull your comps, and build a no-pressure game plan that lines up with this late-May sweet spot.

Reach out anytime. Let's get your Tampa Bay home sold for top dollar.
