My last property was a cute little Oldsmar condo that I bought as new construction in late 2007 - right as the market went to hell. It's been somewhat cursed ever since - developer bankruptcies, mass foreclosures, stagnant market, more investor-owned units than resident-owned, on and on. Ordinarily, a residential condo unit is the world's easiest valuation project. It's just a box cut out of a larger box with lots of similar cutout boxes just like all around. You find the most recent sales, make a few adjustments, and you can be pretty confident in the market value. Not this one, though. There are only about 30 residential units among the office and ground floor retail shops. No recent arms-length sales. A few foreclosures, a couple of short sale…

A few foreclosures, a couple of short sales, a couple of bulk sales of multiple units to investors. So yeah . . . no damn clue what the right price would be. Annie Rocks and Kevin Rocks pulled together the best available data, I provided whatever historical background I could, and we had a friendly debate about what we should list at. In the end, we landed on a number higher than I expected. We also came up with a list of some targeted upgrades and a budget. Thank you Annie for making all the selections and arranging all the contractors! In the end, we nailed it. Within 24 hours of the listing going live we had an offer for full listing price +$5000. Successfully closed in about 5 weeks. It doesn't get any better than that. Annie Rocks and Kevin Rocks are not only our Starkey Ranch neighbors and wonderful people, but they are an extraordinarily competent and professional team. It was a pleasure to work with them from start to finish on an unusually challenging listing, and I can't recommend them highly enough.
