Where Is Starkey Ranch and How Big Is It?
Starkey Ranch is in unincorporated Pasco County with an Odessa mailing address, ZIP code 33556. It fronts State Road 54 a few minutes west of the Suncoast Parkway interchange, with Trinity directly to the west.
The land was once part of the Starkey family cattle ranch. Jay B. Starkey bought his first 10 acres in 1922 and grew the ranch to more than 16,000 acres. Most of that land was later sold to the water management district and became the Starkey Wilderness Preserve. The neighborhood you see today began selling homes in 2016.
The county approved the community for up to 5,050 residences, with 150 acres of parks and a 20 mile trail plan. More than 12 miles of paved trail are built today. Homes are grouped into named neighborhoods, each with its own builder mix and lot size.
- Esplanade: gated, resort style, built by Taylor Morrison, marketed to buyers 55 and up
- Anclote Reserve: gated, 162 large lots by Homes by WestBay
- Whitfield Park and Whitfield Preserve: single family homes and townhomes, some backing to the wilderness park

What Does a Normal Week Look Like?
Most days in Starkey Ranch start and end on the trail. The paved paths link the neighborhoods to the parks, the library, the Town Square, and the edge of the Jay B. Starkey Wilderness Park. Families bike to the pool. Runners loop the lakes. Dog owners walk to one of four dog parks.
The three neighborhood parks
- Cunningham Park: Cunningham Hall, where community events are held, plus Cannon Lake for canoes and kayaks, a community garden, and a dog park with lake access called Dog Paddle Park.
- Whitfield Park: a pool, a splash pad, a playground, a fire pit, picnic areas, and two dog parks, one for big dogs and one for small dogs.
- Homestead Park: a second pool, a playground, and its own dog park.
The District Park
Starkey Ranch District Park on Lake Blanche Drive is a Pasco County park inside the community. It has five softball fields, three lighted multi purpose fields, a lighted baseball field, four tennis courts, pavilions, a playground, and a trailhead for the paved trail. Weekend mornings here are busy with youth sports and the vendor market that sets up near the fields.
The theater and library
The Starkey Ranch Theatre Library Cultural Center at 12118 Lake Blanche Drive opened in 2021. It is a 26,000 square foot building with a 250 seat theater and a library of more than 97,000 volumes. The library is open seven days a week, with hours until 8 in the evening on Wednesdays and Thursdays. Programs run from story times and chess club to author events, pottery classes, and live performances. It draws about 16,000 visitors a month.
Where Do Residents Shop and Eat?
Starkey Ranch Town Square at State Road 54 and Gunn Highway has a 45,600 square foot Publix as its anchor, along with a UPS store, a dry cleaner, and a dental office. Most errands happen without getting on the parkway.
The Gunn Highway side of the community has filled in quickly. A Lowe's opened in November 2024. Keke's Breakfast Cafe and Pizza World of Odessa opened around the same time. Chick-fil-A opened on State Road 54 in October 2025, and Dave's Hot Chicken opened in the spring of 2025. Texas Roadhouse and Bubba's 33 have been announced for the lot next to Publix.
For a longer evening, Trinity is a few minutes west along State Road 54. Restaurants there include Christo's, Craft Street Kitchen, FlameStone American Grill, Zim Zari, Carmelita's, and Farm to Taco, which opened in December 2024.
Starkey Market
Starkey Market at 3460 Starkey Boulevard is the closest thing the area has to a town square. It is a working farm market with produce, eggs, raw milk, and honey, a coffee bar with house cold brew, homemade ice cream, a beer and wine barn, and a food truck called The Trough that serves burgers. There is a playground and seasonal berry picking. It is open every day from 8 in the morning, until 8 most nights and 9 on Thursday through Saturday, with live music on weekends. This fall it hosts Barktober Fest on October 3 and a holiday concert on December 5.
How Long Is the Commute?
Starkey Ranch is about 24 miles from Tampa International Airport and about 25 miles from downtown Tampa. The Suncoast Parkway interchange at State Road 54 is a few minutes east of the community, and the parkway becomes the Veterans Expressway as it runs south toward the airport.

State Road 54 is a six lane divided highway, and it carries the heaviest traffic at rush hour. Residents who work in Tampa usually leave before 7 or after 8:30 in the morning to keep the drive closer to 30 minutes.
What Are the HOA and CDD Costs?
Every home in Starkey Ranch pays a community development district assessment on the property tax bill, plus a master association fee, plus a neighborhood HOA fee that varies by section. Together they fund the pools, parks, trails, ponds, landscaping, and Cunningham Hall.
- CDD assessment: roughly $2,300 to $3,400 a year, billed with property taxes. Part pays off the bonds that built the roads and parks. Part covers day to day upkeep.
- Master association: about $75 a year.
- Neighborhood HOA: from about $75 a month in some sections to more than $1,000 a quarter in Esplanade, where the fee includes lawn care and the private clubhouse.
The TSR Community Development District holds its meetings at the Welcome Center at 2500 Heart Pine Avenue, and it publishes its budget each year. Two board seats are up for election in November 2026. Before you write an offer, ask for the exact CDD and HOA figures for that specific lot, because they differ from one street to the next.

The biggest amenity is the one next door. Jay B. Starkey Wilderness Park covers more than 8,300 acres at 10500 Wilderness Park Boulevard. It is open from dawn to dusk every day, and the monthly Community Market sets up there on the fourth Sunday of the month.
Brooker Creek Preserve in Tarpon Springs covers about 8,700 acres with an education center and boardwalk trails. Fox Hollow Golf Club in Trinity is the closest public course. The Gulf beaches at Honeymoon Island and Dunedin are a half hour away for a weekend morning.
Inside the community, the calendar is run by residents through the CDD and HOA. Recent events include a charity gala in February, a 5K walk in April, a May the 4th party, summer camps, gift card bingo, a Kids Night Out, and a Labor Day pool party called Boats and Floats.
Healthcare and Everyday Services
Starkey Ranch has a hospital inside the community. Starkey Ranch ER and Hospital at 2253 Heart Pine Avenue opened in December 2024 with a 24 hour emergency room, inpatient rooms, and on site imaging and lab. HCA Florida Trinity Hospital is a few minutes west on State Road 54, and Morton Plant North Bay in New Port Richey is about 20 minutes away.
The library, the Publix, the hardware store, and the hospital are all inside a five minute drive, which is unusual for a community this new. That is a large part of why resale demand here stays steady.
