New Funding, New Peace of Mind: What $280 Million for My Safe Florida Home Means for You
Florida storms don’t send polite RSVPs—they show up swinging. That’s why I’m thrilled to share some good news: the Florida Legislature just funneled $280 million into the My Safe Florida Home (MSFH) program, and that means more matching grants to fortify the place you love. If you’ve ever watched a palm tree bend like a yoga instructor and wondered how your roof would fare, keep reading.
Why this cash infusion matters
Florida Realtors® pushed hard for this funding during the 2025 session, and it’s finally here. Translation: tens of thousands of homeowners can get free hurricane-mitigation inspections and up to $10,000 in reimbursement for qualifying upgrades—impact windows, fortified doors, roof-to-wall connectors, you name it.
How the program works (the quick-start version)
· Free inspection.
— Single-family or townhouse, site-built, owner-occupied, homestead-exempt—MSFH sends a licensed inspector at zero cost.
· Not eligible.
— Condos, co-ops, mobile/manufactured homes, multifamily units, vacation or rental properties—sorry, you’re on the bench for this one.
· Matching grant.
— Up to 23 of your project costs reimbursed (max state share: $10,000).
— Home must be insured for ≤ $700,000 (waived for low-income owners).
— Built before Jan 1, 2008.
— Work must be done by a licensed contractor you choose.
· Low-income boost.
— Qualify as low-income? The state foots the whole $10,000—no matching funds, no paid-in-full invoice required.
Straight talk: move fast or miss out
This program’s earlier funding rounds evaporated faster than sunscreen on a Tampa pier. Funds are first-come, first-served, so if you wait for the next forecast cone to nudge your zip code, you’ll be too late.
Real-world payoff
-
Stronger house. Doors stay shut, shingles stay put, stress level drops.
-
Insurance discounts. Carriers love fortified homes almost as much as they love raising premiums—grab every break you can.
-
Resale edge. Buyers notice a home that stands tall after a storm.
